Some buildings are simple, and some are not. Knowing what it takes to get your ideas from paper into a physical structure is my specialty. After understanding what you require, I then match you and your project with a recommended design team that has the appropriate skill sets and experience to get the job done right.

Clients often get frustrated at the initial design costs upfront before anything is built. This money invested first will save you time and money in the future – my job is to help find that balance between expectations and reality.

I will also ensure you are getting value for your investment through the whole project. I manage on your behalf the surveyors, geotechnical engineers, architects, RMA planners, structural engineers, fire engineers, quantity surveyors, etc with the latest software management tools and systems that allow all that are contributing to the project a clear pathway for communicating, managing drawings, documents, time, budgets and reporting.

Building Work That Does Not Require a Building Consent

Under Section 42A, Schedule 1, there is a list of building work activities that can be carried out without a building consent and/or under the watchful eye of a council inspector. Regardless of this statement above, under Section 17, “All building work must comply with the Building Code to the extent required by this Act, whether or not a building consent is required in respect of that building work.” Building Act 2007 Section 17.

Building Fire Reports

I work with New Zealand’s best fire designers to provide you with fire safety designs for new and existing public, commercial and industrial buildings. They use the current solutions guidelines in the Building Code to ensure that your fire design fits within the New Zealand Building Act 2004.

Swimming Pools and Pool Fences

My designers and I produce clear and precise drawings for limiting access into your swimming pool area. They have an in-depth knowledge of the current guidelines in the Building Code F9 and understand how to design and protect you and others in a cost-effective manner. I am happy to work with your pool builder and incorporate their requirements too.

Wood Burner Building Consents

If you would like to install a wood burner into your building, I recommend you apply for a building consent first. You might think this would be a simple application, but you would be surprised how many items still need to be considered and demonstrated on the plans and in the supporting documents.

If you are a homeowner and you are thinking of buying a wood burner from a merchant or online, please contact me first. I will advise you on your local district plan’s requirement for emission standards and submit the building consent on your behalf.

Plumbing Building Consents

If you want a new plumbing fixture installed in your building, like a toilet or bath or a completely new bathroom in your sleepout, you will need to apply for a building consent first. We understand what the council requires, and this helps us save you time.

We understand the pressures and expectations of potential clients wanting a quick and cheap job, and the risks associated for plumbers that undertake work without a building consent. The cost implications to their own businesses, reputations and licences are now extremely high.

So why take this risk? An increasing number of plumbers, gas fitters and drainlayers are now asking me to undertake the design and building consent applications on their behalf. We work with them and their clients to get the desired results, so they can get on with what they do best.

Wet Area Tiled Shower Enclosures

Tiled and stone wet area showers can look great when finished and can last a long time if well maintained. The products and systems that lie underneath the tiles are what council’s need to check. When water from a wet area shower gets past the waterproofing or pipe fixtures and enters the cavities behind, the structure of the building can fail. This is often extremely expensive to fix. Therefore, a building consent is required. I can help you with this because I know what product systems are compatible with different substrates. 

When I design wet area tiled showers, I do not strive to meet the minimum in the Building Code. This area in a house is one of the most punished, and a bit of due diligence can save a lot of money in the long term. In my experience, I say: “Do it once and do it right.”

On-Site Wastewater Systems Building Consents

On-site wastewater treatment systems provide treatment of domestic wastewater and return it to the environment within the boundaries of the property of origin. There are many different types of on-site systems. The designers in our network have the approval, training, and experiences to undertake on-site soil testing through to writing design reports. The information they provide is not only important for the consent application but is also critical for the correct installation of the system on-site.
